Description: Sparkman Wharf is a dynamic and vibrant piece of Tampa Bay’s downtown waterfront. It is one of the top community and cultural destinations in the area, with a blend of loft-style office space and ground-floor retail, along with an intimate dining garden, biergarten, and recreational lawn. 

Raynor Scope of Work: Raynor was employed with the task of remodeling the former Channelside Bay Plaza from its previous design and purpose of movie theaters and retail complex to a new modern facility of Class A office space, restaurants, and retail shops. The scope of work began in March of 2019 and completed on April 30th 2020.

Raynor had to reframe almost 85% of the existing skin of the building after additional steel was added in order to support the new design of the project. The new cladding consisted of Resysta 7″ rainscreen composite wood boards with a field-applied “white washed” stain and sealer and a STOTherm Ci EIFS system with STO Lotusan finish. STO Gold Coat fluid applied waterproofing was installed beneath all new exterior cladding locations and the limited amount of EIFS that was existing was recoated with STO Lotusan paint. Exterior ceilings were installed on new suspension systems with a combination of Thermory “Benchmark Series” 1×6 tongue and groove wood planks and STO DEFS systems with STO Lotusan finish. Raynor Company Group also installed the TREX composite wood decking at the Social Stair seating area that was created within the old exterior staircase.

Raynor completed the interior scope of work consisting of new framing and drywall of partitions, shaft walls, soffits, and ceilings at the two-story lobby, new entry corridors, restrooms, and back of house facilities. In addition, Resysta 7″ rainscreen composite wood was installed at the interior lobby walls, as well as the Thermory 6″  T&G wood at the lobby ceilings. Acoustical ceilings at entry corridors and back of house facilities were installed as Armstrong 9/16″ grid system with Ultima 2X2 Tegular tiles. Other specialty items provided by Raynor were River Rock at the lobby entry feature, FRP panels at back of house locations, and Construction Specialties 2″ building expansion joint assemblies.
